# What to watch after a new fence is installed

> Know what to watch after fence installation. Review wood movement, drainage changes and gate operation while keeping the product and scope records together.

Keep the product information and watch for changes in operation or alignment. A new finish or panel does not remove the need to maintain the system and address loose or damaged parts.

Charlottesville Fence & Gate helps Charlottesville-area property owners plan installation and replacement, with the work managed through fully licensed and insured contractors.

## Start here

Look for a gate that no longer meets its latch, a connection that has loosened or a change in the ground gap. Do not force a dragging leaf or climb an unstable section. Record what changed and arrange an appropriate review. Wood color changes and structural deterioration are different questions.

## Review the installed route and the moving parts

At completion, compare the installed work with the accepted layout and material description. Review the transitions, any retained components and the gate operation. A gate should be assessed through its travel, not only photographed in the closed position. Ask how the latch and any drop rods are intended to be used.

Keep the product information and agreed scope for future maintenance or a damaged-section inquiry. Report changes such as a dragging gate, loose attachment or moving post rather than forcing the opening or adding improvised hardware. The cause may be in the support, frame, ground or connection, and those require different responses. A completion review is also the time to settle the removal and cleanup items listed in the scope, including what has deliberately remained below ground.

## Plan for wood movement and future maintenance

Wood responds to moisture and exposure. Boards can change shape or spacing as they dry, and a finish does not stop every dimensional change. The selected board pattern and fastening method need to accommodate the material rather than assume that each board will remain exactly as delivered.

Staining or sealing is a separate scope unless it is included explicitly. Product instructions govern surface preparation and the condition the wood needs to be in before application. Keep soil, piled leaves and persistent plant contact away from the fence where practical, and watch the areas around posts and lower rails. When comparing designs, consider how you will reach both faces for inspection and maintenance. A fence tucked tightly behind a hedge may be difficult to care for even if the first installation is straightforward.

## A symptom is a starting point, not a diagnosis

A leaning post, dragging gate or damaged panel can have several causes. The visible problem may be local, or it may reflect movement in supports that affects adjoining sections. Replacing the most obvious piece without reviewing the connections can leave the underlying issue in place.

Describe what changed and when you noticed it. Photos of the whole run, the supports and the ground are more useful than one close-up alone. A repair decision depends on the condition of the retained system and whether compatible parts are available. Replacement may make more sense when the material or layout no longer serves the property. Until a damaged enclosure is addressed, use another appropriate means of containing pets or separating access. Do not push or climb a loose section to test its strength.

## Put the details in one place

Keep your sketch, photos and accepted scope together. That gives the estimate or follow-up conversation a clear starting point without asking a single photograph to establish everything about the property.
